Inspect the exterior of the house and the roof

Exterior walls

After the structure and equipment of the ground floor have been examined thoroughly, inspection of the outside of the house is the next step in the inspection process.

If the walls are of masonry, to look for cracks or broken bricks or blocks, especially above the door and window openings. See if the mortar joints should be noted. It is also necessary to observe whether there is any sign of stains efflorescence (white mold or stripes) on the face of the wall, especially below the window sills and near the spouts down. Sometimes these areas with mold can be caused by the use of steam showers, infrared sauna, or defective shower doors.

The main signs of defects or alterations in stucco are cracking and peeling off or falling of the particles. The most likely places to observe these defects are most of the doors and windows and near the ground. These brands surface are easier to see after it has been raining and moisture penetrates. Discoloration in the form of dust or rust streaks may appear below frameworks window ledges or other.

If the house is of frame construction, examine the lining of loose boards or decayed teeth. Look for blisters on painted surfaces and indications of cracks or peeling paint in some places. As the blisters are usually caused by moisture in the back of the paint film, search possible sources of moisture such as a leak in the roof, gutters or water pipes.

Side exterior Windows

In examining the windows on the outside of the house, look to see if any flashing on the tops of window to turn the water. You should also inspect the flashing to make sure it is in good condition.

Other factors to consider in exterior windows are:

• Look for holes or large cracks in window frames. They will reappear if the stools inside, or outgoing, is not well rooted. They may exist in the parting strip and Stiles pulley meet the threshold, or when the sill top subsill joins the wood or brick.

• If using reverse molding at the top and sides of the outer casing is nailed firmly see that against the housing.

• Probe between the frame and the wall on each side of the window to see if caulking is needed to keep moisture and cold, and to maintain any steam from a hot tub deck, steam shower or sauna to affect the walls and causing mold.

• While watching over the windows to examine the putty around the panels to see if it is firmly in place.

Roof, flashing, and gutters

Leaks in the roof is rarely detected from outside. If there is no limit on the top floor, holes in roofs are often easily visible from inside.
