Problem with my landlord?

My boyfriend and I have been renting a house since the first of April. The house had a job that had to do it. Is gutters must be put back after it had to be removed after fixing a part of the roof last summer, there are 3 small windows holes in them, and there is some water damage in one of the rooms. Our owner assured us that the problems have been addressed immediately, but is now 3 months later and refuses to return our calls or anything. We signed a contract for one year, and I know that the landlord could charge us for the remaining months, which would several thousand dollars, but we have no reason to break the contract? We are thinking of buying a home but do not want to owe money. The house is in good condition, and is not due to anything we've done to him, but we are paying for all services, and there are holes in the windows!
