Although this may not be a seller's market at the time, you may have wondered what your house is really worthwhile. If you own a house and if you are thinking of selling your home, the first thing to do is try to determine the real value of the house you are thinking about selling.

This is especially important because if you set the price your home too high if you decide to sell, then you will price yourself the market. On the other hand, if you set the price too low, you will lose some hard earned money. Therefore, if you want to prevent any of these errors, then it is a good idea to calculate the value of your home.

Unless you are an expert, not expected to know all the details of what constitutes the value of your home but definitely should know how much your home is worth in today's market. In order to have a good idea of what happens in determining the value of a home, it is good practice to list the features or possible negative aspects of your house.

This means that your checklist should include the number of bedrooms and bathrooms that your house has, the size of the garage, other rooms such as a games room, study, study, library, etc. You should list the square footage of the lot and house. Your checklist should also include the price of properties in your area. There are many Internet sources that will give you a good idea of the overall value of properties in your area. In addition, your checklist should include what recently sold homes in your area. Do not include anything more than six months because prices may change dramatically in that time period. Stay in tune with your market and what homes have sold for recently.

Something you can find very interesting is that you need to make adjustments to the value of other properties to determine more accurately the value of your home. What does this mean? If your home has a garage for two vehicles and other homes in your area have a garage of a car, then you must add an amount to the value of other houses not yours. The same is true if your house has a deck or a pool on the ground and others do not. Similarly, if other houses have one bedroom more than yours, you subtract the value of your money, not yours. This may sound like it's inside, but the reality is the fair market value is calculated.
