Please help! Need advice?

This will be my first home. I have a contract out on a short sale house, my bid is $ 3,500 less than the price Listing no closing costs paid by the owners. The house was inspected and is in need of repair of the following: replace or repair the AC, becomes radiant heating or gas or electric radiant heating repair, wiring branch fix it, fix leaks under the sink, wood set under the sink, set the tiles missing, gutters set and some other minor cosmetic repairs. My question is one I can go back to renegotiate the price I'm willing to pay because these repairs should be done? I was thinking about asking the price was reduced by $ 10,000 or do you think is too much?

A short sale, the owners are upside down on your mortgage. You do not have $ 10,000 in repairs. Most home improvements you mentioned are less than $ 100 each one for Reaper. The bank is owed the money noever accept the offer. The owners have no voice. Be resesonalbe on its offer and offer only the amount you think is needed for repair. If this fails, look for anouther home. It is a buyers market there are plenty of houses out there for you.
