Annual Home Maintenance
I wrote this article because in my inspections "> Home Inspections in Colorado Springs and Denver areas, I have many questions about the maintenance of the different parts or aspects of a home. His home is a big investment to protect your investment I have compiled a list of items that should be maintained and reviewed annually.
Preventive maintenance is cheaper than the replacement of important elements, such as floors, walls or Mitigation mold. This is not a complete list of all homes that have features shops, which may also require maintenance, use this list to create your own list. Or do I inspect a house on an annual basis. During inspections I can check my house around 500 items around the house.
EXTERIOR
- Plants and shrubs touching the house should be trimmed and tree branches touching the roof line should be set too. Plants and shrubs in contact with your home will allow moisture to decline exterior finishes and allow the wood-destroying insects a habitat.
- Check if there are large gaps in the concrete slab (and the unit is on) especially in its baseline, putty if necessary. Large gaps allow the moisture in the slab and its movement causes can lead to expensive concrete replacement.
- Test your hose bibs frost test for it to turn the hose bib (with a hose) and then go off, a small amount of water should drain hose which would mean that the valve is working properly. Malfunctioning faucet hose can be expensive when they freeze and burst.
- Test GFCI outlets abroad, this is a security feature that should not be overlooked, is a matter of safety. If the GFCI does not trip, he has been replaced by an electrician competent.
- Check the whole house of horizontal cut above all the doors and windows, caulking fractures, replace as necessary. When caulking is no longer effective, moisture can get inside your walls and cause mold growth or damage the finish of the wall. Check that the loose material or loose soffit lining that may allow insects inside walls of the attic.
- Check storm drains and streams below, clean as necessary. For drainage pipes to 3 'to 5' away from the wall lines.
- Clean the window wells if necessary window wells, covered with leaves and debris can prevent adequate drainage. The result can be water in your basement or space.
- Check the decks and railings loose boards or railings, re- place as needed. If topsoil is used re-covered with a UV protector, which can prolong the life of the wood.
- Check fences and gates loose screws, hinges and cleats, correct if necessary.
- Irrigation valves for leaks and leaks, repair if necessary. Irrigation Valves usually located next to foundation walls and if they continue to leak moisture could enter the space or basement or in moist soil in the area could cause conditions of settlement and cracking of the wall.
GARAGE
- Check parts for garage doors and hinges Loose bolts and screws, tighten if necessary. Check auto reverse and eye off photoelectric and manual for proper operation. Defective components can create a safety hazard. To test the auto reverse, while the door is in the closed position to grasp the edge of the door bottom with both hands if you can not reverse the door operation with the gentle hand strength sensitivity must be adjusted.
- Garage door to the house should have the closing hinges automatic or close to prevent the spread of fire or smoke in the house.
- Check the corners of garage for mouse droppings, exterminate as necessary.
Basement / Crawl Space
- Check around windows and perimeter walls for signs of moisture. If the humidity there is no specialist may be needed to determine the cause. Dampness in basements and crawl spaces can lead to mold growth.
- Clean window tracks for ease of operation, it is possible that these windows as a means of exit.
- Check operation of sump pump, most pumps have an external float that can move in an upward trend of movement to activate the pump.
- If oven is in the basement of the calibration screen. Filters must be changed every two months during the winter season.
- On top of the water heater control of gas around the vent cap residue dark, this is usually caused from the back design, consult a licensed plumber for repairs.
KITCHEN
- Test GFCI outlets, a defective GFCI may cause electric shock. All outlets within six feet of wetlands should be protected GFCI. If not take a qualified electrician to replace.
- Check for leaks in sinks, some leaks go undetected and can lead to expensive plant and repairs cabinet.
- Clean under the refrigerator and the coil is accessible clean too. Agreement these clean can prolong life and improve the quality refrigerator healthy air.
- Check the lids loose caulking around sinks and counter, replace as necessary. Loose caulking can allow the moisture in contact with particle board which is under the surface of formica and swells easily.
- Clean faucet aerator, small particles in the water accumulate on the screen and restrict water flow.
- Check anti-tip bracket in Range / Oven, install, if needed. This support prevents the unit from tipping over if a child gets on the oven door.
BATHS
- Check GFCI for proper operation, have been replaced if defective. GFCI outlets are required for areas within 6 'of wetlands.
- Check for leaks under sinks, some leaks go undetected and can lead to the ground face and cabinet repairs.
- Check loose caulking around sinks, bathtubs and countertops, replace as necessary.
- Clean faucet aerator, small particles in the water accumulate on the screen and restrict water flow.
- Check for loose toilets (WC) or signs of moisture around the bottom of the toilet. Toilets loosen over time, retighten or replace the wax ring as necessary.
INTERIOR AREAS
- Have carpets professionally cleaned once a year, it can extend the life of your carpets and promotes air quality.
- Use the type of vacuum cleaner hose to clean the ducts in the floor, floor vents usually leave without tools, it's amazing the amount of lint and debris collects in the vents from the floor and go unnoticed, this will also promote healthy air quality.
- Smoke Detectors / Alarms and replace batteries once a year. Replace flaw detectors. Smoke alarms should be tested once a month and experts agree and smoke detectors should be replaced after ten years.
- Test CO detectors and replace batteries. CO detectors should be tested once a month and experts agree CO detectors should be replaced after ten years. Colorado State Law requires sellers of homes for a CO detector within 10 'at the entrance bedrooms.
- Test AFCI (arc fault circuit current) in electrical switches if equipped panel.
- Check Most fire extinguishers have a gauge near the handle, the dial will indicate charging or green, if they replace or recharge.
- After have your home tested for radon on a yearly basis is recommended. Radon levels can change with the seasons and from year to year. EPA says radon is the second cause of lung cancer, Radon gas can be prevented by installing a mitigation system.
